Pune: The state is heading into the Ganesh festival and other upcoming festivities on a buoyant realty note, with property registrations in the first five months of 2026–27 rising 12.4% year-on-year to 21.24 lakh, according to the data from the state registration department. Revenue collection has climbed nearly 16% to Rs26,637.73 crore.The state registered 21,23,821 property documents between April and Aug 2026, compared with 18,90,167 during the corresponding period in 2025. The number stood at 18,02,035 in the first five months of 2024–25, indicating that registrations this year are also 17.9% higher than two years ago. Revenue collections have followed the rise in transactions.The department collected Rs 26,637.73 crore in April–Aug this year, against Rs22,996.04 crore in the same period last year and Rs 22,235.65 crore in 2024. This represents an increase of about Rs 3,641.69 crore over last year and nearly Rs4,402.08 crore over 2024.The state govt has set a revenue target of Rs 68,500 crore for this year. According to data shared by the department, 38.9% of the target has already been achieved due to steady registrations. In the first two weeks of Sept alone, as many as 1.66 lakh documents were registered up to Sept 11, generating Rs2,002.65 crore.Registration officials said transaction activity has remained steady and is showing an upward trend as the state approaches the festive season. They noted that the increase in revenue was particularly significant because ready reckoner (RR) rates have not been revised this year. “The higher collection, therefore, has come alongside an increase in actual registration volumes rather than from an upward revision in RR rates. High-value transactions have also contributed to the rise in revenue,’’ the officials stated.Officials expect the traditionally active festive period to provide further momentum to the property market. Industry representatives likewise said the numbers reflected continued buyer confidence and demand across key markets in the state.“Property registrations across Maharashtra are showing encouraging momentum in 2026, reflecting sustained consumer confidence and healthy demand for real estate. While growth varies across regions, Mumbai, Pune, and other major urban centres continue to remain strong, with Tier-II cities and emerging markets also showing promising traction,” said Credai Maharashtra president Prafulla Taware.He attributed the trend to infrastructure development, improved connectivity, and robust economic activity, saying these factors were creating opportunities across the state. The registration department’s figures show that the growth has been broad-based over the five-month period, with both the number of documents registered and revenue collections remaining ahead of the corresponding periods in the previous two years.“The festive period, beginning with Ganeshotsav and followed by other major festivals, is traditionally considered an important phase for property transactions, with buyers often timing purchases and registrations around auspicious occasions. The upward trend is bound to continue,’’ said a realtor.Real estate activity is also being supported by continuing infrastructure development and improved connectivity in major urban centres, while demand in emerging markets and Tier-II cities is contributing to the state’s overall registration volumes, he added.Real estate agents said they are receiving numerous inquiries for both the new and resale segments. “With no increase in RR rates, citizens have continued showing interest, and it is translating into a rise in the number of property registrations,’’ said a realtor from the Mundhwa area.Citizens, for their part, have already planned their bookings because they expect a rise in RR rates next year. Mohini Rao has already scheduled her property registration during the Ganesh festival period. “I plan to carry out the registration during the Ganesh festival period itself,’’ she said.
